
All landowners in the subdivision are subject to restrictive covenants. These are obligations imposed by the developer preventing the current owners from using the land for particular purposes.
Restrictive covenants are often very difficult to interpret but, whatever the final outcome, it is always better to attempt to obtain a definitive answer before starting development rather than afterwards.
Certainly, before commencing development and preferably even before applying for permission, one should check one’s deeds to ensure that the proposal will not infringe a similar, perhaps long forgotten restriction.
Classified in Wake County Regulations as R-30 with a 15% impervious coverage restriction..
